Here are two template LOIs. One can be used if the Landlord’s agent is preparing the LOI. The other can be used if the LOI is prepared by the Tenant’s representative.
Please know that you can modify any of the terms to meet your needs. For example, the payment of the Tenant Inducement Allowance can be 100% upon completion of the Tenant’s Work rather than the 20%/80% shown.
You can also have multiple Basic Rent escalations during the term, multiple renewals of the tenancy, etc.
